Reading Dry Ground the Way an Ecologist Does
An ecological assessment reads soils, water and plants. In the arid Southwest that reading is less forgiving, and it decides what a parcel can carry.

An ecological assessment records what is actually on a piece of ground: the soils, where water sits or moves, and which plants grow there. It does not rate the land or price it. It writes down what a trained eye can find and repeat, so that someone else can check the same ground later.
In dry country that reading is less forgiving. A wet year hides a bad site under grass; a dry year exposes it. The assessment has to separate what is permanent from what is passing, and it does that by starting at the ground, not at the view.
The method is not regional. The same sequence used to read a wet meadow in northern New England, where reading a desert wetland depends on soils, hydrology and plant indicators rather than on how green the ground looks, is the sequence used on a ciénega in Arizona. The plants change. The order of questions does not.
What does an ecological assessment actually record about a piece of ground?
It records four things, in this order.
First, the soil. Texture, depth to bedrock or to a restrictive layer, color, and any mottling. Mottling is the tell: iron colors that form where the water table sits long enough to strip oxygen from the soil. A soil pit two feet deep says more about a site than a season of photographs.
Second, hydrology. Where water enters, where it stands, where it leaves. Depth to water in a shallow well, the height of a water mark on a rock, the line of debris left by a flood. In the Southwest the U.S. Geological Survey and state water offices publish gauge records and well data that can be checked against what is found on the ground. Those are agency figures, not ours.
Third, vegetation. Not a list of every plant, but the species that indicate conditions. Obligate wetland plants, facultative plants, upland plants. Cover, not just presence. A stand of sacaton or a line of cottonwoods along a dry wash is a statement about subsurface water.
Fourth, the boundaries. Where the wet ground stops and the dry ground starts. That line is drawn on a map, with coordinates, and it is the part of the assessment that other people will argue with.
How are springs, ciénegas and wet meadows identified in dry country?
By working backward from the water, not forward from the green.
A spring is a point where groundwater reaches the surface. On the ground it shows as a patch of darker soil, a change in plants, sometimes a seep that never becomes a stream. The assessment records the point, the flow if it can be measured, and the plants within a few feet of it.
A ciénega is a wet meadow, a spongy reach of ground where water stays near the surface across a wide area rather than in a channel. It is identified by soils first: dark, organic, often with a high water table close to the surface. Then by plants that cannot survive without that water. Then by the shape of the ground, which is usually flat and slightly lower than the surrounding slope.
A wet meadow in the high country reads the same way. The U.S. Department of Agriculture's Natural Resources Conservation Service maintains soil surveys and wetland indicators that describe these conditions county by county, and those published criteria are what an assessment is checked against.
What makes dry country hard is that these features are small. A ciénega may be a quarter acre inside a thousand-acre pasture. It may not appear on a topographic map. It is found by walking the drainage and looking for the change.
Why do soils and drainage decide what a parcel can carry?
Because they decide what happens to water after it arrives.
A soil that drains quickly will pass a septic system's effluent down and away. A soil with a restrictive layer a foot below the surface will hold it, and that is a different problem. The same house, the same well, the same driveway, on two parcels a mile apart, can be permitted on one and refused on the other for reasons that are entirely below ground.
Drainage also decides what the ground can carry in the other sense: what it can grow, what it can graze, and what it can absorb after a monsoon storm. A compacted caliche layer sheds water. A deep sandy loam takes it. Runoff from a slope above a building site is not a matter of opinion; it is a matter of where the water goes when it comes fast.
County extension services in the Southwest publish guidance on septic siting, erosion control and range conditions that turn these general rules into local numbers. Those publications are the practical reference for a landowner asking whether a parcel will work.
What does a conservation easement change about the land it covers?
It removes some future options and keeps others.
A conservation easement is a recorded legal agreement that limits what can be done on a parcel, usually permanently, while the owner keeps title and can still sell, lease or pass the land on. What it limits depends on the document. Common terms restrict subdivision, limit new construction to a defined building envelope, and require that the land stay in agriculture, range or open space.
What it does not do is manage the land. The easement is a set of restrictions, not a work plan. Someone still has to fence, graze, burn, repair or leave alone, and the terms of the easement usually say who decides.
For the assessment, an easement matters because it fixes the baseline. The condition of the ground at the time the easement is recorded becomes the reference point. If a ciénega is mapped and described then, its loss later is measurable. If it is not, it is not.
What the reading is for
An ecological assessment is not a verdict on a piece of land. It is a record of what is there, made in a way that another person can verify. In the arid Southwest, where the difference between a wet acre and a dry one can be a few feet of elevation and a layer of clay, that record is the only thing that holds up when the questions start.
The seasons set the schedule. Spring runoff, the summer monsoon, the dry fall. Read the ground in more than one of them if the decision matters.
